In July 2003, Nelson was entrusted with additional management responsibilities following the acquisition of Sun America Mortgage by Virginia based SunTrust Mortgage. Since 2003, Nelson opened offices for SunTrust Mortgage in Greenville, South Carolina; Charlotte, Greensboro, and Raleigh, North Carolina; and Tampa, Florida. She was the driving force behind extraordinary sales growth and profitability, while she also provided award winning sales leadership in highly competitive markets, with annual production volume exceeding 1 billion.

Nelson has been named a "Phenomenon" by one of the nation's top speakers and sales trainers, 24-year industry veteran Doug Smith. After more than two decades of serving the mortgage community Nelson's dream of owning her own business has come to fruition. Loan South Mortgage currently has offices in Atlanta, Georgia with additional locations opening soon serving the Southeast. Nelson and her husband of 20 years have two children and reside in Atlanta, Georgia.
